With a view to business expansion until several years ago, Logistics Company A continued to purchase plots of land at more than 10 locations mainly in the Kanto region. However, as the business environment has changed, time has passed with some of the plots being left idle. In considering new utilization plans for its real estate assets, Company A faced difficulties in deciding what measures to take for effective utilization and consulted with us to assess real estate value and devise an effective utilization plan.

Solutions
A real estate assessment and evaluation was performed after conducting an interview with a client regarding the client's business strategies. Value analyses were made for each real estate property - assuming that they were kept for use or that they were sold - and presented to the client. The real estate assets were then sorted into core properties to be used for business and noncore properties to be sold.
Three warehouse properties, which operations were constantly disturbed by traffic congestion, were sold after relocating the warehouses to unused land owned by the company. Two business offices were consolidated and the buildings were sold.
Then, a sale-and-leaseback arrangement was made for one of the sold buildings, which realized real estate portfolio reshuffling in compliance with business strategies.
